Hi Cool

Our fees were 113 euro last year and 117 euro this, but we are on Viale Primo Maggio and the fees only have to cover the general stairwell etc. within the apartment block as there isn't any outside area associated with the building. Have you got any common garden areas etc. How does the 612 euro compare to last year?

We have an administrator who arranges/oversees any work to the general areas of the condo. The cost of all works and any planned works is then split between the apartment owners. The actual cost for each owner is determined by the size of the apartment. i.e the larger the apartment the larger the fee. Each year (usually August as most Italian owners are in residence then) he chairs an AGM where everything is discussed. I believe there is a similar procedure for all condos/complexes. We get sent a sheet showing the total costs and breakdown for each apartment. I'm no expert but you should be able to request a breakdown of all costs for your complex from your administrator. If you don't know who it is then maybe one of the other owners could point you in the right direction.

Our apartments (Covit, in the Petrosa area) were repainted last Spring, but each apartment was billed in advance for the work. This amount was in addition to the regular condominium fee which was payable in August, and which showed an increase of 17.5% on the fee for the previous year. But at just €235 for a one-bed apartment in a complex with a caretaker who maintains the place to a very good standard, I think it represents good value for money. We don't have either a swimming pool or a lift, which I understand add to the overall expense.

Nevertheless, I would feel very uneasy at the prospect of annual increases of this magnitude. Perhaps the recession is beginning to bite in southern Italy.
