Cool Registering property

After watching house trapped in the sun about a couple who didnt register their property after purchase and received a £7000 tax bill for assumed (wrongly) rental, I had goose bumps and realised I havent done this either help

Hi Claire

I think you are talking about IRPEF Tax

We had a thread on this subject, about this time last year ( Same Tv show I think??)
the need to register depends on several things, one of which is the Rendita value of your property which can be found on your deeds or I found mine on my ICI tax bill from Scalea council.
check out last years thread I hope you will find it helpful.
Most of the properties around Scalea have a historic low rendita value, in other areas of Italy like Tuscany, where property is much more expensive, the rates will be much higher.

Thanks John for the advice, I remember this thread and there was some uncertainty as to whom it would effect due to property values etc, but I also vaguely remember being told when we went to notary that we would have to register the appartment with either the local police or town hall.

Default registering of property

At the notary, we were told that theseller (or in our case their representative) had to register the sale within 24 hours, not the buyer! This way you have no idea whether it was ever done so I can't see how it can affect the buyer in this case! Haven't seen the programme you are talking about!

If you look in your deeds it should show the date the sale was registered.
In the one I am looking at right now it has "Registrato A Paola 1l 3-5-2006 al N. xxxx serie XX con € xxx,xx"
then "Trascritto a cosenza il 5-5-2006 al N xxxxx e al N xxxxx €xx,xx"

And in the back is a copy of the The Official Note of Transcription in the Register of the Agenzia Del Territorio - Servizio Di Pubblicità Immobilare, Cosenza.

I haven't seen the programme but suspect it may be that the buyers paid less tax on the purchase by claiming it was "prima casa" but then failed to register as residents within the allowed timescale of 18 months so they then had to pay the difference in tax.
